Description
A short distance from the Spanish Steps, within a stately setting with a splendid internal courtyard and concierge service, we offer for sale a property of rare uniqueness, set in a building equipped with an elevator.
The property, approximately 170 square meters in total, stands out for its authentic charm and a strong elegance, with references to artistic atmospheres and a dynamic spatial configuration that makes it particularly suitable for those seeking a loft-style solution in Rome’s historic center. The context recalls the reserved and creative nature of Via Margutta, which has always been associated with artist ateliers and residences.
The property, currently stacked A/10, is spread over several levels: the entrance leads to a first large room, divided into several functional areas with service, enriched by a mezzanine that houses a room with an en suite bathroom. A comfortable internal staircase leads to the upper level, where a bright state room opens up with three windows and access to a pleasant, private and bright terrace. The views are particularly striking, with views of the Church of Sant’Atanasio dei Greci and the green condominium area, contributing to a context of absolute tranquility. On the lower level there is an additional windowed room, currently divided into two rooms.
The exposure, the brightness, the exclusive location and the movement of the spaces contribute to defining a reserved and highly charming atmosphere, rarely found in the historic centre. The property is in need of renovation and represents an extraordinary opportunity for enhancement. The configuration on staggered levels, the volumes and the presence of the outdoor space make it ideal for a contemporary reinterpretation: an elegant loft, a charming residence with an artistic character or a one-of-a-kind representative space. An unconventional property, intended for a clientele that seeks identity, atmosphere and uniqueness.
The property is currently leased under a guaranteed contract, expiring in April 2028.
The request price is equal to € 1,750,000.00 – Real estate consultant: Daniele Battisti – Isabella Cupioli RIF51BH26 Tel 06.96006341
Piazza di Spagna owes its name to the Palace of Spain, home to the embassy of the Iberian State to the Holy See. A Romantic center of nineteenth-century Rome, it immediately assumed a very important commercial role due to the presence of many hotels and houses inhabited by foreigners, attracted to this area by representatives of the Spanish and French governments. Under the pontificate of Innocent XIII, and under the direction of the Roman architect Francesco De Santis, the Staircase of Trinità dei Monti was built, a scenic connection between the slopes of the Pincio, dominated by the church of SS. Trinity, and the Piazza di Spagna below, which was a meeting place for all citizens; in fact, even today, the steps are a meeting and gathering place, so much so that they have been called the “living room of Rome.” At the top of the steps is the church of Trinità dei Monti while in the centre of the square is the fountain known as the “Barcaccia”, the work of Pietro Bernini.
