Description

MONTEVERDE VECCHIO – Just steps from Villa Doria Pamphili and the Janiculum, we offer a rare investment opportunity: bare ownership with an eighty-year-old usufructuary of a penthouse located in a building served by an elevator.

The property consists of an entrance hall, living room with fireplace, eat-in kitchen, large bedroom, veranda used as a dining area, windowed bathroom, terrace and balcony.

Thanks to a simple renovation and moving the kitchen to the veranda, the apartment can easily be transformed into a comfortable two-bedroom three-room apartment.
The purchase of bare ownership of a property in one of the most sought-after areas of Rome represents an interesting opportunity both for those who wish to dispose of the property at the end of the usufruct, and for those who intend to make a capital investment. Furthermore, the future resale of bare ownership, once the regulatory deadlines have passed, can also offer tax advantages.
For those who are not accustomed to evaluating transactions of this type, it should be noted that the current bare owner is already a different entity from the usufructuary, who uses the property receiving a rental income.
The strategic location, the characteristics of the penthouse and the constant appreciation of real estate in the neighborhood make this proposal a truly unique opportunity and difficult to find on the market.

The application price is equal to € 395.00.00 – Real estate consultant: Daniele Battisti – Edoardo Cappella – RIF67BH26 Tel 06.96006341

The Monteverde Vecchio district is rich in historical evidence, being close to the ancient city, since the Gardens of Caesar, numerous pagan places of worship and some Jewish and Christian catacombs stood here, including those of Pontian and San Pancrazio, beneath the basilica of the same name. In ancient times it was crossed by the current Via di Monteverde, which was a branch of the Via Portuense, and whose initial stretch can now be identified as the Via Parini, and by the Via Vitellia which connected the Janiculum with the Tyrrhenian coast. In the 17th century, the merger of several vineyards created Villa Doria Pamphilj to the north of the neighborhood, today Rome’s largest public park. Inside, the Casino, designed by Alessandro Algardi, stands. It was expropriated and then opened to the public in 1972. The area of the villa, together with the Vascello and Porta San Pancrazio, was the scene of bloody battles in 1849 for the defense of the Roman Republic. Based on the 1909 master plan, the first urban expansion of Monteverde Vecchio (Via Carini and Piazza Rosolino Pilo) took place in the area closest to the Walls at the beginning of the twentieth century, characterised by stately villas with gardens, included in the current master plan in the “historic city”.
