Description

In the coveted SAN SABA district and more precisely in the renowned VIA AVENTINA, a few steps from Piazza Remuria, we offer for sale a unique historic residence of its kind; it is part of the prestigious residence that represented the house of the famous Vittorio De Sica; A plaque placed outside the building celebrates one of the greatest actors of our cinema who lived for many years in what was later defined as “Palazzina De Sica”.

The house presents the characteristics of the time and a splendid projection towards the outside with a terrace of approximately 100m2 partly directly overlooking Via Aventina; Inside we find an entrance hall, a living room, a kitchen, two bedrooms, bathroom and two closets. In the exclusive context of San Saba this residence offers a high quality of life; good brightness, extreme tranquility and proximity to Viale Aventino allow you to have all the comforts that a neighborhood like the Aventine can offer, one of the few neighborhoods in the historic center still characterized by a high number of residents.

Living in San Saba is a wonderful experience and, precisely for this reason, it is very difficult to find beautiful and available houses on the market; Due to the neighborhood, the characteristics of the house and the depth of those who have inhabited it, this historic residence represents a very rare opportunity that will give anyone lucky enough to purchase it splendid moments of conviviality.

the property will evaluate any offers with an initial request price of €1,050,000.00 (one millionfiftythousand/00). Open House scheduled for November 22, 2025 starting from 11:00 am. Real estate consultant: Daniele Battisti REF35BH25 Tel. 0696006341

The Aventine is one of the seven hills of Rome. Originally the hill was called “Mons Murcius“, after the myrtles that covered it and only later took on its current name. It is unknown when the Aventine was first inhabited, although tradition has it that it was populated as early as Ancus Marcius. Later the hill became a mainly mercantile district, frequented by foreigners and outside the pomerium, even if the Servian Walls already enclosed it in the 6th century: only at the time of Claudius was the hill included in the pomerium. Servius himself built the first temple, that of Diana, located in the center of the hill and located, according to the Severian marble plan, in an area between S.Alessio, S.Sabina and S.Prisca, in correspondence with the current street of S.Domenico. After the monarchic era, the Aventine experienced two phases, one popular, the other aristocratic. The hill hosted the plebeian secessions of 494 and 449 BC which led to the creation of the plebeian tribunate and the fall of the decemvirs. In 456 BC the Icilian law gave ownership of the hill to the plebeians, who thus began to build their homes there.
